1. What is the activity of Foncière des Régions?

Foncière des Régions is the company that owns a portfolio of offices (7.9 billion euros at 31 December 2008) while also managing the financial investments of its subsidiary companies: Foncière des Murs, FDL, Foncière Europe Logistique and Parcs GFR.

2. Where does Foncière des Régions operate?

Foncière des Régions is a European group with operations in France, Germany, Italy and Belgium.

4. Who are the members of the Foncière des Régions Management Board?

At 30 June 2007, the Foncière des Régions Management Board had five members:

4. What is the environmental policy of Foncière des Régions?

A player in urban areas and territories, with the vocation of managing diverse real estate assets, Foncière des Régions and its subsidiaries act within the framework of a strategy of sustainable development. Its aim is to identify the potential risks while developing action plans as part of an Environment policy at the Foncière des Régions and its subsidiaries level .

For several years, Foncière des Régions has engaged in programmes to identify environmental risks, based in particular on the presence of asbestos, the development of Legionnaire’s disease or risks related to soil pollution and the potential occurrence of natural risks. This policy underlies the Foncière des Régions’s commitment to securing its property, and as a result, that of its clients and their immediate environment.

A long-term investor and property operator, the Foncière des Régions has opted for diversification in its investment vehicles, real estate products and locations.

At 31 december 2008, Foncière des Régions had five listed companies on the Paris Bourse. With a fiscal status of SIIC (Société d’Investissement Immobilier Cotée – Listed Property Investment Company), they are:

7. Who are the Foncière des Régions main clients?

Foncière des Régions has extensive experience in handling real estate and property issues for leading industrial and service groups (France Telecom, EDF, Accor, Thales, IBM, etc.). Whether for operations to outsource assets or value property portfolios, the subsidiaries of the Foncière des Régions have recognised expertise and are able to provide solutions customised to each of their clients’ needs.

8. How many people work for the Foncière des Régions?

The group’s teams work out of France, Italy and Germany. At 31 december 2008, a total of 750 people worked for the group companies, of whom 350 in France, 100 in Italy and 300 in Germany in the company Immeo Wohnen.

10. What major Office projects have been undertaken by Foncière des Régions?

The major urban development projects undertaken by the group include:

  • The Gan Tower : located in the La Défense business district, the 187-metre building, erected in 1974, has a total surface area of 64,500 square metres spread over 49 floors. Once the building has been freed up, Foncière des Régions intends to carry out a full renovation of Gan Tower, to be completed at the end of 2010, when a new generation office tower will be unveiled.
  • Velizy Campus : where the 60,000-sqm world headquarters of Dassault Systèmes are under construction, in partnership with Morgan Stanley. The first phase of the project concerns a net floor area of 60,000 square metres, spread across four, five-storey office buildings in a landscaped park. The first phase will be leased for 12 years firm. The project will be certified under the HQE (High Environmental Quality) standard for green building.
  • Carre Suffren : a project to renovate 25,000 square metres of office space at the foot of the Eiffel Tower, in partnership with Predica; The Carré Suffren is a freestanding, 13-storey building with 326 parking spaces. The project calls for a full remodelling of the building, notably to provide quality amenities for comfort and technical performance. Delivery is scheduled for the end of 2008.
  • Marseille Euromed: A real estate project with a total surface area of 69 000 sq. m. (offices, hotel, multiplex cinemas, shops and car parks). Co-investment by Foncière des Régions (50%) and Predica (50%). Total planned investment: 180 million euros by 2009.
  • Metz, ZAC de l’Amphithéâtre (Commercial Activity Zone): Creation of a new business and commercial zone including offices, shops and housing. Foncière des Régions is the investor chosen for the offices and part of the housing programme. Planned investment: 40 million euros by 2008.
