Cœur d’Orly: new business district to the south of Paris

Aéroports de Paris has initiated plans to develop the Coeur d'Orly business district near the southern airport terminal, between the A106 motorway and RER line C. The area will eventually provide one million square metres of office space. The bulk of the project was designed by a group of developers and architects comprising Devillers Associés and Brochet-Lajus-Pueyo. 160,000 sq.m of offices, shops and services are scheduled to be built by 2013, along with a four-star hotel and an international conference centre.

Development will be broken into three stages. The first will involve the construction of 70,000 sq.m of offices and 3,500 sq.m of shops and services on the ground floor of buildings. The second stage spans 40,000 sq.m of offices and a 30,000 sq.m retail park complete with services and leisure facilities, scheduled for completion in 2012-2013. There are also plans for an international conference centre. 10,000 people will eventually work in the new business district, which lies just to the south of Paris.

Foncière des Régions, joint investor in one of Europe’s leading business districts

Following its decision to carry out work and contribute as joint investor, Aéroports de Paris selected a partnership between Foncière des Régions and Altarea on a project designed by architect Jean-Michel Wilmotte and landscaper Philippe Thébaud. Initial development will cover almost 15 hectares near the southern airport terminal. The Coeur d’Orly project developed by Foncière des Régions and Altarea is ideally located and offers dynamic surroundings, designed as a real city district built around a central pedestrian street and a host of parks and gardens.

From a town-planning standpoint, the project focuses on enhancing city life, with office space blending seamlessly into a neatly woven fabric of convenient shops and services.

The initial stage of the project has an estimated budget of €400 million (excluding the hotel and conference centre). Aéroports de Paris will invest half this amount, with the balance split equally between Foncière des Régions and Altarea.
